Senior Pre-Construction Manager, Rapid and Rural Logistics Pre-Construction

Description Our Rapid and Rural Logistics (R2L) team is seeking a Sr Pre-Construction Manager to support the programming and coordination of sustainable building designs for customer fulfillment and logistics building programs. Our team strives to design and innovate on the leading edge for operations, supply chain, and fulfillment. Our R2L team is looking for a qualified individual with a track record of working in a fast-paced collaborative environment. This position will work extensively with project stakeholders, business teams, and other internal/external partners to define, create, implement, and execute new projects/programs designs through their lifecycle. Our ideal candidate will have experience at various stages of development including, but not limited to due diligence, conceptual design, detailed design, estimating, contract management, people management, procurement, and permitting. Successful candidates have experience or backgrounds in the Construction Management, Architecture, or Engineering disciplines. This opportunity combines design, engineering, planning, project management, facilities management, and contract management. Candidates will be expected to create and present documentation for senior executives from time to time while in role. Able to travel up to 50% Key job responsibilities

  • Develop and lead the pre-construction process for projects.
  • Research and compile all project specifics including but not limited to site survey, landlord work letter and permitting requirements in preparation for construction drawings.
  • Evaluate site feasibility
  • Lead the design efforts for R2L Program projects to meet Amazon operational and business requirements
  • Coordinate design efforts with contractors, engineers, architects, operations, and maintenance teams to ensure technical and operational expertise if factored into designs
  • Negotiate scope, price, and terms and conditions for design work, development agreements and construction work
  • Lead and review designs with regard to quality, schedule, and costs
  • Review and approve generated construction drawings on behalf of Amazon.
  • Responsible for approval of developer/landlord building envelope delivery.
  • Develop an understanding of local permit processes.
  • Develop and maintain relationships with design (architecture and engineering) consultants, developers, and contractors to implement design and construction solutions.
  • Partner with key operational experts across the company to lead, support, and influence new business initiatives through designs and project/program specifications.
  • Drive global standardization of design and operating practices, businesses processes, and reporting with internal business stakeholders and customers.
  • Manage large scale program efforts across multiple stakeholder groups both internal and external to foster continuous improvement across the R2L building portfolio.

Basic Qualifications

  • A completed Bachelor’s degree in Architecture, Engineering, Construction Management or comparable field.
  • 5+ years of experience as an Architect, Engineer, Construction Manager, Development Manager, Owner’s project management representative or other Commercial Development and Construction related disciplines.
  • Project management experience from design phase through implementation and operation, negotiating construction, procurement and labor contracts.
  • Experience within packaging processing/logistical facilities with complex equipment or comparable experience.
  • 5+ years of project/program management

Preferred Qualifications

  • Strong Design, Engineering, or Construction Management experience in the commercial, or industrial warehouse industry.
  • PMP certification
  • Architectural Registration, Professional Engineer Registration, CEM and/or other building professional accreditation
  • Demonstrated ability to lead projects, think big and influence across all levels of an organization.
  • Strong organizational skills and demonstrated ability in managing teams, project execution and delivery
  • Experience in managing contracts, budgets, and project production
  • Able to work with technical and non-technical business owners/partners to overcome obstacles and deliver results
  • Excellent written and oral communication skills and the ability to meet tight deadlines and prioritize workloads
  • Excellent communication skills, ability to simplify complex topics for broad audiences

The base pay for this position ranges from $81,200/year in our lowest geographic market up to $181,600/year in our highest geographic market. Pay is based on a number of factors including market location and may vary depending on job-related knowledge, skills, and experience. Amazon is a total compensation company.
