Independent CAD/Designer for Residential Permitting

Job Summary We are seeking a highly skilled and self-motivated Independent CAD/Designer to lead residential permitting projects through precise and compliant design work. In this role, you will utilize advanced CAD software and design tools to create detailed plans that meet local building codes and permit requirements. Your expertise will ensure smooth permit approval processes, enabling clients to realize their residential construction visions efficiently. Duties

• Develop comprehensive 2D and 3D architectural drawings, schematics, and construction documents using CAD software such as AutoCAD, Revit, ArchiCAD, MicroStation, or Rhinoceros 3D.
• Prepare detailed permit submission packages that include site plans, floor plans, elevations, sections, and system schematics aligned with local building codes and zoning regulations.
• Utilize SketchUp, Grasshopper 3D, or 3ds for conceptual modeling and visualization to support client presentations and permit applications.
• Collaborate with clients, contractors, and city officials to gather project requirements and ensure designs meet all permitting standards.
• Review project designs for accuracy in drafting, system design, interior layout, mechanical systems, and graphic presentation.
• Use Bluebeam or similar PDF editing tools for markups, revisions, and document management throughout the permitting process.
• Maintain meticulous records of all project files, revisions, correspondence, and permit documentation for audit readiness.

Experience

• Proven experience in residential CAD drafting and design with a strong portfolio demonstrating successful permit approvals.
• Proficiency in multiple CAD platforms including AutoCAD, Revit, ArchiCAD, MicroStation or Rhinoceros 3D is essential.
• Familiarity with SketchUp for conceptual modeling; experience with Grasshopper 3D or 3ds is a plus.
• Knowledge of building codes, zoning laws, and permitting procedures specific to residential construction projects.
• Strong skills in schematics creation, drafting standards, system design (HVAC/electrical), interior layouts, mechanical design or graphic design are highly desirable.
• Ability to interpret architectural drawings and technical specifications accurately while working independently under tight deadlines.
